As 2024 comes to a close, we’re filled with pride and gratitude for all we’ve accomplished together at MPDC. Your unwavering support has fueled our mission to advance wealth-building and economic opportunity in Boston. 💪🏽

Here’s what we’ve achieved together this year:
✨ Youth Empowerment: Over 150 youth earned nearly $600,000 in stipends, creating brighter futures.
30 earned valuable credentials like ServSafe certification.
16 participants secured permanent employment.
6 young adults completed their HiSET credential!

✨ Educational Support: $57,000 in scholarships awarded to 18 college students.

✨ Community Engagement: The Dewitt Center served over 1,400 individuals, including 430 youth, through events, food distributions, and year-round programming.

These numbers represent lives changed and futures transformed. Jasmine T., a 23-year-old program participant, beautifully shared:
“MPDC has shaped and emboldened the woman I am today. Every opportunity and inspiring person I met blessed me with the chance to reinvent, reconnect, and reaffirm myself and the importance of community.”

Looking ahead to 2025, we’re thrilled about launching impactful programs like February’s HBCU tour, allowing young people to explore opportunities and discover their potential.

MPDC is pleased to announce that we have received Massachusetts General Hospital, part of the Mass General Brigham health system, Community Health Impact Funds. With these funds, MPDC will pilot an innovative homeownership advancement model utilizing a new financing tool that will create a clear pathway for low- and moderate-income MPDC tenants to build savings toward a down payment over the course of two years.

This funding is part of $18 million in Community Health Impact Funds that  has been awarded to 22 local organizations to support affordable housing initiatives in Boston and North Suffolk County. The Phillip and Susan Ragon Building, a multi-year construction project that will result in a state-of-the-art clinical care building on the MGH campus, triggered this landmark investment through the Massachusetts Determination of Need (DoN) process.

“Housing insecurity and substandard housing are strongly linked to health conditions like cardiovascular disease, asthma, and chronic stress,” said David Brown, MD, Mass General Brigham’s President, Academic Medical Centers. “We are so pleased for the opportunity to invest in and partner with these community-based organizations offering life- and health-altering solutions to the housing crisis in Suffolk County.”

MPDC is thrilled to introduce this new model for innovative homeownership advancement, which will simultaneously address the shortage of affordable rental units by opening income-restricted MPDC rental units as current tenants transition into their own homes. Lease to Legacy is an exciting facet of MPDC’s new strategic plan, which outlines a three year commitment to advancing asset and community wealth-building for MPDC residents and the Roxbury neighborhood.

“The housing crisis in our state and across the country is felt most acutely in historically marginalized communities,” said Leslie Aldrich, MPH, Mass General Brigham’s Executive Director for Community Health. “The 22 proposals chosen reflect an equitable, multi-pronged approach to benefitting those most impacted by housing insecurity—unhoused populations, LGBTQ+, immigrants, domestic violence survivors, communities of color, and more.”

We are proud to once again share with you the comprehensive community development efforts MPDC undertook in 2022 as we further advanced our mission of fostering a vibrant, healthy Roxbury neighborhood that supports the well-being and advancement of all.
In 2022, MPDC continued to see important growth within our wealth and community-building programming while achieving major milestones on multiple housing projects. MPDC’s robust pipeline of upcoming affordable housing opportunities has been deliberately developed to address a wide range of needs, from deeply affordable rental housing to new opportunities for low and moderate-income residents seeking to purchase their first home.
Excitingly, MPDC was part of the winning project team to receive designation of the city-owned Parcel 3. In partnership with HYM and My City at Peace, this project will bring over 300 new units of affordable rental and homeownership housing, thousands of square feet of lab and commercial space, a new home for the King Boston Museum and Policy Center, as well as more than 2,000 new jobs. That this will all be occurring at a site that has been vacant for decades due to the destructive urban renewal policies that catalyzed MPDC’s formation nearly 60 years ago is a beautiful conclusion and a powerful testament to the vision of our founders, the efforts of committed MPDC leaders over the last 57 years and the resilience of our community.
Despite the hardships that our community has faced due to the extraordinarily challenging social and economic conditions we continue to grapple with, MPDC recognizes the once-in-a-generation opportunities ahead of us to make meaningful and lasting change; to reimagine systems and foster communities that can work for everyone. We also know we cannot do this transformative work without our remarkable Roxbury community, particularly our residents.
We are grateful for each individual, organization, and supporter who contributed to another year of impact in 2022!

About Dedrick Asante-Muhammad, Chief, Organizing, Policy, and Equity 

Dedrick Asante-Muhammad joined NCRC in January 2019 as the Chief of Race, Wealth, and Community. Currently, he serves as Chief of Organizing, Policy and Equity.

During his tenure as Chief of Race, Wealth and Community he oversaw Fair Housing, Fair Lending, the Women’s Business Center of DC, the National Training Academy, the Housing Counseling Network, and started the Racial Economic Equity Department. As Chief of Organizing, Policy, and Equity, Dedrick oversees Racial Economic Equity, Organizing, Research, Policy, and Government Affairs.

Dedrick comes from Prosperity Now where he was a Senior Fellow and Founder of the Racial Wealth Divide Initiative. Before Prosperity Now, Dedrick worked for the NAACP, where he was the Senior Director of the Economics Department and Executive Director of the Financial Freedom Center. Dedrick has also worked for Reverend Al Sharpton’s National Action Network and the Institute for Policy Studies.

Dedrick serves as chair of the Board for Beyond Savvy, an organization focused on financial empowerment for the justice impacted.  He also sits on a variety of advisory boards, including Advancing Black Strategies Initiative, National League of Cities Racial Wealth Divide Initiative, Financial Health Network’s PULSE, and Better Markets.

EMBRACING PROMISE AWARD

Boston Children’s Hospital’s Office of Community Health

Over thirty years ago, Boston Children’s Hospital was one of the first academic medical centers in the country to expand the traditional missions of patient care, teaching, and research to embrace a fourth mission — community. Boston Children’s community mission is to improve the health and well-being of children and families in our local community. The Office of Community Health brings together hospital and community resources to address health disparities, improve health outcomes, and promote health equity. Our community efforts are focused on offering programs and partnering with others that offer support and services that benefit Boston’s children and families, specifically those most affected by the social determinants of health.

The Office of Community Health is led by Shari Nethersole, MD, Vice President for Community Health and Engagement. Dr. Nethersole is also a pediatrician at the Children’s Hospital Primary Care Center. The expertise informs Boston Children’s community mission of two leadership groups, the Board Committee for Community Health and the Community Advisory Board. Both Boards have diverse representation from health care, education, government, and business sectors as well as grassroots organizations and provide the Office of Community Health with feedback from the communities reached through our programs and partnerships.

Hugh Johnson

Village In Progress Block Captain and Haynes House resident

Hugh Johnson is a Village in Progress Block Captain and the recipient of the 2022 Edna V. Bynoe Neighborhood Champion Award. The oldest of eight children, Hugh was born at Boston Medical Center. His first home was on Auburn Street (now Dewitt Drive) in Roxbury. Hugh attended the William Bacon School and graduated from Boston English High School, still located in the Fenway. 

After graduating from high school, Hugh entered the U.S. Army and spent five years serving his country, including two tours of Vietnam. After returning to his beloved Boston, Hugh had a career rooted in public service, especially working with veterans and the incarcerated.  

Hugh enjoys helping keep the area around Madison Park Village safe, but he is not only active in Madison Park’s public safety efforts. He volunteers his time at the Smith House and Dewitt Center food distributions. He is also active in our civic engagement and health and wellness programs. He even got his grandson involved in our youth programs. 

Hugh is grateful to his mother, who inspired him to be involved in the community. Hugh says he “stands on the shoulders of others who saw something in me that I couldn’t see in myself.” Hugh and his wife Cheryl live at Haynes House. They enjoy spending time with their six amazing grandchildren.

Yhinny Matos

MPDC Youth Workforce Development Manager

Yhinny Matos was born in the small southern town of Barahona in the Dominican Republic. A few years later, in 1979, she landed in Boston to receive medical care and never moved back. A daughter of immigrants, she didn’t see her father until about six years later when he moved to be with his family. Yhinny has two siblings, an older sister and a younger brother. She is also a mother to a 20-year-old aspiring pilot. Yhinny graduated from Bay State College, Emerson, and recently in 2021, obtained an MBA from Cambridge College.

Her main passion is in the performing arts, beginning her career as a folkloric dancer at six. Fast forward to age 13, when she joined BPS’s citywide dance company, All City Dance Company, where she was a principal dancer throughout high school. Upon graduating high school, she auditioned for Phunk Phenomenon, where she danced for three years. Transitioning to breakdancing, she became one of four “b-girls” performing nationwide with the notable Floorlords, where she danced for thirteen years. She then began her own dance company, United Roots. While running the dance company for seven years, she got performing arts/teaching contracts with Puma, Reebok, Staples, Gillette, and Converse. She was also on the radio as a co-host for Big City’s “ Way Back When” radio show.

Yhinny has always had a dedication to the arts and youth development. In her early 20s, she worked as an accountant for a travel firm for about two years, then transitioned to arts marketing at Artists for Humanity, where she was employed for over ten years. She then acquired several positions at the Salvation Army Kroc Center, where she left as Marketing and Program Manager after eight years. Now working as Youth Workforce Program Manager for MPDC, she oversees programming for youth ages 14-21 and the scholarship program.

Yhinny believes that arts combined with youth development are her true calling. Forever grateful to MPDC, Yhinny hopes to continue building and designing dynamic programming for Boston’s future.

Xiomara Alicea

Orchard Gardens Resident Service Coordinator

Xiomara Alicea is the Resident Service Coordinator at Orchard Gardens Estates, a mixed-income property in Roxbury, Ma. She implements an array of programming and case management within the property management setting, serving 331 households and 150 senior homes. 

Xiomara believes it is essential for individuals, families, and seniors to provide programming to assist their educational and personal advancement. Working closely with a resident board and community partners to provide much-needed resources.

Xiomara has supported families in her roles as a Family Services Manager for Jeremiah Program-Boston, Ma, Program Coordinator for Heading Home Inc. at a Family Shelter and individuals at an SRO setting for Women in Boston, MA, and Cambridge, MA, a Unit Director for The Boys and Girls Clubs of Harford County, MD, and over five years as the Teen Director of The Boys and Girls Clubs of Dorchester, MA.  

Xiomara is certified in BEST trauma settings, is knowledgeable in Boys and Girls Clubs of America’s programming for Non-Profits, and exhibits experience and abundance of knowledge working with individuals, seniors, and families from diverse circumstances.

Xiomara has an educational background in liberal arts and business.

APRIL 9, 2021 – ROXBURY, MA – Construction is complete at 2451 Washington Street, a four-story condominium development that sits at Dudley Street and Guild Row’s prominent corner. The attractive new development offers 16 homes featuring a mix of bedroom sizes at both market and affordable prices in Roxbury’s Nubian Square. Amenities include a parking garage, community room, outdoor space, balconies, and energy-efficient features.
With the goal of providing a range of homeownership and asset-building opportunities in the Roxbury community, 2451 Washington Street was developed in partnership with the City of Boston and Carpenter & Company through the City’s Inclusionary Development Policy. Other partners include the Plymouth Rock Assurance FoundationBoston Private, and DREAM Collaborative.
These new homes complement other community investments, including MPDC’s plan for additional for-sale homes at 75 Dudley Street, the nearby B-2 police station, the recently improved Roxbury Branch of the Boston Public Library, and Nuestra Comunidad’s Bartlett Station project.
In November 2018, Madison Park Development launched its Pilot First-Time Home Buyer Program for residents living in MPDC homes. The mission of the program is to educate residents and prepare them for the homebuying process. More importantly, MPDC hopes to provide an equitable pathway for families who want to participate in a healthy and stable community by building assets and creating generational wealth through homeownership. Over the past three and a half years, the program has trained nearly 200 people and has provided $250,000 in down payment assistance which supported six households in purchasing homes in the City of Boston and Taunton. Families have used specialized affordable mortgage programs such as the Federal Housing Administration and Mass Housing Financial Assistance in purchasing homes with a value of over $3 million.
Clive, a new homeowner, and resident at 2451 Washington Street reflects, “It was extremely important for me to find a home. The first and major reason is to have a foundation for my personal life. People worry about their work-life but tend to forget about having a mental and physically safe space. Now, I won’t be forced out of my living situation due to someone having that power.” He mentions, “MPDC has had the most important impact in my home buying process. Without the First Time Homebuyers Program, I would be looking for a home 20+ miles away from the city that I have given so much to, a city I grew up in and never left. It feels great to have the opportunity to stay and have my own home because of MPDC.”
“We are thrilled to have partnered with MPDC on this project and support their mission of fostering a vibrant, healthy Roxbury neighborhood. The project brings affordable and market-rate homeownership units to the heart of Nubian Square in a modern building design with open floor plans that feel like home. The project represents a small but impactful step to creating greater economic equity in Boston and contributes to making Nubian Square a more livable, walkable, and thriving community,” says Greg Minott, DREAM Collaborative Managing Principal.
MPDC’s CEO Leslie Reid voiced, “At this moment, with racial disparities revealed so starkly, it is especially meaningful to offer homeownership and wealth-building opportunities in the Roxbury community. MPDC’s mission is to create a vibrant, healthy community, and that means ensuring our residents have access to the stability and asset building inherent in homeownership.”
