On January 19th, 2023, CBS Boston reported that “the Boston Planning and Development Agency Board voted to tentatively designate HYM Investment Group and My City at Peace to redevelop Parcel P3 in Roxbury.” According to CBS Boston, “Parcel P3 is made up of 7.7 acres of vacant land, off of Tremont Street, just blocks from Melnea Cass Boulevard.” Parcel P3 will also be home to the following:

On January 20th, 2023, Universal Hub reported that HYM Investment Group LLC and My City at Peace (MyCaP) “won preliminary BPDA approval to build 466 apartments and condos, life-sciences space and a civil- rights museum on the long-vacant P-3 parcel on Tremont Street in Roxbury.” Universal Hub also shared that 66% of housing units in P3 Roxbury would be income-restricted and, additionally, the lot would also be home to the new King Boston museum, run by Embrace Boston, which recently unveiled the King memorial in Boston Common. The museum will include “a permanent collection about Boston’s complicated and inspiring civil rights history, as well as rotating exhibitions featuring nationally renowned BIPOC artists, and helping to uplift the next generation of BIPOC culture creators.”

On January 20th, 2023, Boston Real Estate Times reported that the Boston Planning and Development Agency (BPDA) approved “four new development projects” throughout the City of Boston. According to Boston Real Estate Times, “the new projects will create 145 residential units, 56 of which will be designated income-restricted, and will support approximately 2,267 construction jobs and 4,614 permanent jobs.” HYM Investment Group LLC and My City at Peace’s (MyCaP) P3 Roxbury were amongst the selected development initiatives. They will transform a long-time vacant lot into a home for green spaces, life science buildings, a museum, and minority-owned businesses.

On October 5th, 2022, Bay State Banner reported that the Boston Planning Development Agency (BPDA) and Roxbury Strategic Master Plan Oversight Committee (RSMPOC), after a long-awaited decision, has finally selected the My City at Peace Parcel 3 proposal that will revamp the long-vacant 8-acre plot of land in Roxbury, MA.

The HYM/MyCAP proposal plans for 184 homeownership units, 164 of which will be income-restricted, and 700,000 sq. ft. of life science space. Reverand Jeffery Brown, the co-founder of MyCAP, said that “the homeownership opportunities created through the MyCAP and HYM P-3 proposal are important steps toward addressing Boston’s Black Wealth Gap and creating opportunities for communities of color to build equity through homeownership.”

The order directed the Boston Planning & Development Agency (BPDA) to make significant adjustments to the Article 80 process to establish an “alternative path for affordable housing development review.”

According to BisNow, HYM investment group, My City at Peace (MyCAP) is now the current and only front-runner for the proprietorship of the vacant Parcel P3 site located in Roxbury. By Friday, October 1st, 2022, MyCAP’s remaining opponent, a Tishman Speyer-led team, dropped its bid, leaving the HYM Investment project to spearhead the development of the unclaimed vacancy in Roxbury.

BisNow articulates that MyCAP’s plan would transform the nearly 8-acre plot of land into a mixed-use space that includes income-restricted rental units, retail spaces intended for minority-owned, local businesses, and 700,000 sq. feet of life science space.

In a press release, HYM CEO, Thomas O’Brien, stated that the “P-3 proposal has been intentionally designed to reflect and serve the surrounding Roxbury community,” He went onto add that HYM is “honored to have the support of so many key stakeholders and community members,”
